Who We Are?
Helka is a family-run construction company with three generations of experience in Turkey.
We came to Belgrade in 2020 as the general construction subcontractor for the Kula Belgrade project. The city’s potential convinced us to stay; alongside our contracting work, we began developing our own real estate investments here.
Today, we continue our 30+ years of residential development experience in Belgrade, through a local partnership structure and under local leadership. By combining local insight with Turkish construction discipline, we create projects that bring lasting value to the city.

When is the expected completion date?
The Harmonija project is expected to be completed and ready for occupancy by the end of 2026. However, to allow for any unforeseen technical circumstances, our official delivery commitment to buyers is 30 April 2027.
Can I purchase a unit with a mortgage?
Is the private garden legally attached to the unit?
Yes. The garden area belongs exclusively to the respective residential unit.
Is a parking space included in the purchase price?
Yes. Each residential unit includes a dedicated parking space at no additional cost.
What type of heating system is used?
The project is equipped with an underfloor heating system.
Will there be a maintenance fee?
Yes. A reasonable monthly maintenance fee will be charged to cover the upkeep and cleaning of common areas within the residential complex.
Can first-time homebuyers receive a VAT refund?
Yes. Buyers purchasing their first residential property may be eligible for a VAT refund in accordance with Serbian legislation.
